How Long a Roof Really Lasts Here

The number printed on the shingle wrapper was measured somewhere gentler. Here’s what Northeast Wisconsin actually does to a roof — and how to know where yours is on the clock.

HomeRoof ReplacementHow Long Does a Roof Last in Wisconsin?

The Honest Lifespan Table

In this climate, with proper installation and ventilation: architectural asphalt shingles typically give 20–30 years (the same product often claims more in marketing — that’s sunbelt math without our freeze-thaw). Standing-seam metal runs 40–60 years and sheds snow instead of holding it. Old 3-tab shingles from decades past? Many are failing in their teens here, because their wind ratings were never built for what this region’s storm record actually shows.

What Wisconsin Does That Other Places Don’t

Fifty-plus freeze-thaw swings a winter pry at every fastener and every lap. Ice dams push meltwater backward under shingles — the direction they were never designed to shed. Severe wind, the most common storm event on our region’s record, lifts edges a few fibers at a time. And the sun still does its share all summer. A roof here ages on a different calendar than the national brochures assume.

Ventilation: The Quiet Lifespan Thief

A cooked attic ages shingles from below — trapped summer heat bakes the mat while winter humidity condenses on the deck and rots it. Bad ventilation can take a decade off a roof without a single storm. It’s why our inspections cover the attic, not just the shingles: half the roof’s story is written on the underside.

Reading Your Roof’s Age Honestly

Granules collecting in gutters, shingle edges curling or cupping, bald spots at wear lines, flashing rust, daylight in the attic — each one is the roof telling you where it is on the clock. Past 20 years old, the question usually isn’t if but when, and knowing costs nothing: the inspection is free and the answer is straight, either way.

Questions, Answered Straight

My shingles say “limited lifetime” — doesn’t that mean forever?

That’s warranty language, not a life expectancy — it defines coverage terms that prorate over time, per the manufacturer. A quality architectural shingle like Duration is engineered for decades of Wisconsin weather, but “lifetime” on the wrapper has never meant the roof outlives the mortgage anywhere with our winters.

Can I get a few more years out of an old roof?

Sometimes — and if targeted repairs genuinely buy you safe time, we’ll tell you that. But money into a roof in its twenties is usually rent, not investment. We’ll give you both numbers and let you decide with your eyes open.

Does a new roof last longer if it’s installed in a certain season?

Installation quality matters far more than the month. We install year-round — cold-weather installs get hand-sealing where adhesives need help — and the details (ice-and-water shield, ventilation, flashing) are what buy the decades, not the calendar.
